Why this page matters more than usual
Housing is a place of public accommodation, and homebuilder websites are an active target for ADA web-accessibility claims. Fair-housing obligations compound it. Accessibility on this project is a legal risk-reduction measure, not a nice-to-have — which is why scope §17 lists it and why it belongs in the build from the first component rather than as a pre-launch audit.
Recommend accessibility acceptance criteria be written into the Phase 6 testing scope explicitly, with a named tool and a pass threshold. Also recommend against overlay widgets — they do not confer legal protection and have themselves been the subject of litigation.
